Financing structured around the deal
Commercial loans are underwritten on the property and the business plan as much as on the borrower: what the property earns, what it is worth, and what you intend to do with it. The right lender depends on the property type, its condition and where the project is in its life.
What we finance
- Multifamily — five units and up
- Mixed-use, retail and office
- Owner-occupied commercial property for your business
- Bridge loans to acquire, reposition or stabilize
- Ground-up construction and fix-and-flip projects
Bridge, then permanent
A property that needs work or lease-up rarely qualifies for long-term financing on day one. A bridge loan funds the acquisition and the plan; once the property is stabilized, permanent financing replaces it at better terms. Planning both from the start avoids being stuck when the bridge comes due.
What to send us
The fastest way to a real answer is a complete picture of the deal:
- Property address, type and size
- Purchase price or current value, and any existing debt
- A rent roll and trailing twelve-month operating statement (T-12)
- Your plan for the property and the timeline
- Your experience with similar properties
Not every lender does every deal
Commercial lending is specialized: a lender that is strong on multifamily may not touch retail, and construction is its own world. We take your deal to the lenders who actually do that kind of loan, rather than forcing it into the wrong program.
Every file is different. Guidelines, pricing and eligibility vary by lender and are subject to credit approval and property eligibility — we’ll walk you through exactly what applies to yours.
